The news in the media over the last two weeks has largely been about the potential benefits of the new expanded and extended home buyer tax credit which opens the doors for existing homeowners to take advantage of a $6,500 tax credit. There have certainly been quite a few articles regarding the tax credit over the last two weeks. I did come across an interesting article on Reuters.com which stated, “Up to 400,000 people bought a home for the first time due to the credit, boosting first-time buyers to a record 47 percent of sales over the past year, the National Association of Realtors has said. With the help of the credit, existing home sales will rise 2 percent this year and 13.6 in 2010, the group estimates.”

Thinking of selling but want to wait until after the holidays? Consistently there are fewer houses on the market in the winter months, which means there is fewer competing listings for buyers to choose from. Also, if you planned on decoration you house anyway, it is a wonderful time to show off your home with all it’s Holiday splendor!

This past week I just had to do it. I couldn’t help it. I had to turn the furnace on even though I do my best to wait until at least the middle if not the end of October to fire up the heater!
With as cold as it has been this past week, I hope that you are taking the time to turn off sprinklers, detach hoses from the spigots, cover any hose bibs or spigots. It is a painful sight to come home to a basement full of water because the hose was left on and it froze and busted the pipe…trust me!
And because we know that more cold weather is coming our way fast, have you thought about giving your home a weather tune-up? It is called an Energy Audit. Right now Xcel Energy is offering a basic Home Energy Audit and DOUBLE Rebates!! So if you get the audit, have a contractor recommend some improvements that will save you money, Xcel will rebate you more Money!$!$ The Home PerformanceFall Promotion is available until Dec. 9th.
Simple things to save you money on your energy bill includes installing a programable thermostat, weather stripping, and changing the filter in your furnace monthly to keep your furnace from working too hard, and your allergies appreciate it as well!
Keep posted!! It is not a fact yet, but the rumors are flying that the Home Buyer Tax Credit will continue on to 2010. Rates dropped below 5% recently and there still is a rush to capitalize on the great rates and low home prices.

Well friends, it has been a great summer of riding with you! I can tell you that every Saturday since June was warm and sunny enough to continue with our scheduled ride. It only rained a few drops a couple of the Saturday’s, but as seasoned riders would have it, we were prepared!

 Day 2 - 65 miles! Well, after a big week of riding over 300 miles for Charity in Coldwell Banker’s Ride the Range, riding my comfy seat on the blue cruiser, and covering only a mere 2 miles, will be quite the easy day!
It doesn’t matter the season, be it fall or spring, there are great homes that come and go in the NW Denver area and it seems that with this weekly bike tour, we get to see some of the best!
I know that many buyers out there are hoping to get in on the $8000 tax credit because this will be their very first home or perhaps you haven’t purchased a home in the past three years…$8 Grand is a nice bonus to receive!

I plan to post this week’s tour tomorrow, but for tonight, it is the adverntures of 21 Coldwell Banker Realtors riding their hearts out to raise money for so many individuals and families.

This is the third year that I have taken on the personal challenge to ride my bike 300+ miles so that I could raise funds for amazing charities such as Habitat for Humanity, American Cancer Society, Avon Breast Cancer Walk, and The Children’s Hospital.
The weather has cooperated beautifully! In years past we struggled thru wind and rain, I hope that our luck remains for two more days!
